Why isn't my home selling?

When your house has been lingering on the market for a while, it can be an extremely frustrating and stressful. You're left wondering why your home is not selling as fast as others that are snatched up in a matter of days. The most common reason is price, but there are many other factors to consider and address, which may help speed up the process. Price The price you've listed your house at is usually the main factor for why it doesn't sell and you may have to adjust it. You'll see that buyers think the value of your home is less than what you have in mind. Try not to get stuck on what you think you should get, but rather do a fair comparison to other sales in your area, especially those in similar condition. Condition Buyers shy away from homes that need numerous repairs and renovations because they only see dollar signs. This is where the power of paint comes in. A fresh coat of neutral-coloured paint on the walls and a clean coat of white on the trim can work wonders in any room of your home. It's also important to keep your entire house absolutely spotless. Make sure it is neat, tidy and de-cluttered. Keep this in mind for the exterior of the home as well. Dated Decor When preparing your house for sale, less is more when it comes to the decor. Tacky, outdated knick knacks and furnishings are a major turnoff for buyers. Loud patterns and really bold colours can be a distraction as well, so keep it neutral. Poor Photographs So many buyers are introduced to listings online these days, so your photographs really do matter. Be picky about the ones you choose to upload. Your house should be at its best while being photographed and it's a good idea to trust the job to an experienced photographer.
